About the Amortisation Schedule Calculator

An amortisation schedule is the full repayment plan: every instalment, split into interest and principal, with the balance after each one. It is the document to check against your lender's statement, and the one to consult before making a part payment.

The pattern it reveals catches most borrowers off guard. On a twenty-year loan at 9%, the first EMI is roughly 80% interest, and it takes around thirteen years to repay half the principal.
